Second sink in the island? Thats a big area to not have a sink. And a far walk from the cooktop.

Are you using 2x6 for the exterior?

What's going in the media closet?

Id think twice about the exit door in the master. I understand she may wanna feel safe from someone coming inside, but what if someone is inside, and she's in the master.

I like the powder room behind the kitchen, thats a good out of the way place to put it in case someone's gotta release the demons. I think the linen closet is a waste in the powder room. Just make the vanity bigger and scrap that.

The only thing about that entry to B3 is like if there is a TYF hangout, and Cob and his family are in Bedroom 4, and the rest of TYF is hanging out in the Great Room. I decide to take a shower because Im staying in B3, and when I get out of the shower, I gotta walk into the hallway where everyone in the Great Room can see me. Or, if I decide im gonna crash out for the night, I got mountie using the bathroom unleashing hells fury while I'm trying to sleep.
Whoever is assigned bedroom 3 has to be packing heat. Problem solved.

You haven’t been one to cheap out, but make sure that pot filler is serviceable for life and emergency shut off valve somewhere nearby.

Would hate to see you scrambling to replace it or find parts down the road just to find out the plumbing behind the backsplash needs to be changed for a new faucet

In the bathrooms that have a dedicated or only a shower, we always installed a two or three handle tub handle set with the tub spout about a foot off the floor of the shower. You can access the shower, turn on the water and adjust temp using your foot as a guild and when ready, turn on the shower.

If you are going to have switched outlets in the bedrooms, would run 14-3 to all the outlets, allowing you to choose the switched one at any time in the future.

Two or three way switches for all exterior lights with a gang of switches in the master bedroom that can illuminate the entire exterior of the home from one location.

Outlets in the overhangs switched at the front door for holiday lighting, no extension cords.

I actually really like this idea but I guess it seems kind of dated. You can do smart switches for all that stuff now.

But these don't require Wi-Fi or internet.

That’s why I said I like the idea, nothing aggravates me more than when my internet or technology isn’t working. It’s eye opening to see how much we depend on it but ultimately it seems like technology tends to takes over.


I hardwired cable to all my bedrooms in 2019. Well a year after living here, I’ll never use the cable wires again. Everything is streamed and even if I wanted cable, their boxes are wireless.

That was a concern with the pot filler to start with. Access if needed.

Do you have a recommendation?

What choices do you have there for internet service?
We have fiber internet. Two providers. I'll prob have a "backup" starlink. I'm considering getting a mini for our road trips. They now offer "standby" mode for like $5 a month. You only pay when you use it

I've never seen shower thing in action. It's always just been the shower head and you adjust from that. Interesting but I can't seem to visualize

Never heard of the switch thing. Another concept to look into.

Outlets in the overhang is happening, along with power for automatic shades for the windows.

Thank you for the input. That gives me some ideas to research

Sometimes residential wiring includes having one half of a duplex outlet controlled by a wall switch, usually the upper jack. The other one is always on. When overhead (ceiling and/or fan) lighting isn't available it's the way to be able to control a lamp on a nightstand, for example, as you walk into a room.

Have you ever walked into a room that doesn't have overhead lighting, and had to flip a wall switch to turn on a table lamp? Usually electrical outlets like that are wired so that one of the duplex outlets is switched on/off by the wall switch; but the other one is hot all the time, like a normal electrical outlet.

Pic of a duplex outlet below. Both sockets can be hot at all times, or one can be controlled by a wall switch. Or both could be controlled by a switch, but that's not very common.

By having the third leg or switched wire already in each outlet box you can choose which location is wall switch controlled. Like the outlet Floss pictured both sockets are tied together, you can remove the bridge so one is wired constant hot and one is switched.

The spout that normally would fill the tub is mounted about a foot off the shower floor. Like filling a tub you use the hot and cold to adjust temperature with your foot as a guide. When ready use the center handle to change water flow from foot spout to shower head.

That was a concern with the pot filler to start with. Access if needed.

Do you have a recommendation?
Behind the oven but idk how heavy your oven will be. (That’s only an option if the plumbing comes from the slab). Or maybe an access panel inside the cabinet closest to the oven.
