I can’t tell if I’m doing something wrong with my erros or I’m just stupid.

i was gonna say, do you really need a covered porch at your shed? I just googled pictures though, looks like the porch would be functional for shaded outdoor work?
It'll be a place to wash a car or just sit around. We plan to have family gatherings so it'll be a nice space for people to hangout. That's why I wanted the garage door on the end.

Do you have drainage inside either of your garages? Might come in handy to wash during the winter months. Or maybe infrared heaters on that porch area to knock out some of the chill.

Wouldn’t have to be anything too over the top either. Maybe just a sump pit and a pvc tube shooting out the back side of the shed

It is currently drawn with a trench drain going the entire length. I'm leaning more towards and individual 12" x 12" drain basin in the center of each bay. I will tie these and the roof drains into the tall catch basin I installed with the concrete pipe.

I'm currently waiting on a quote from ADS on the nyloplast drains for that. I'm not a fan of plastic basins in a traffic situation, but I dont make and concrete boxes smaller than 24" x 24". Thats a little too big for the application.

I didn’t even notice that. I thought that was the vaulted ceiling in the illustration. Very cool, you’ve thought of it all.

I wouldn't say I've thought of it all....

I'm afraid I'm going to miss something thats so obvious. Regardless of how small, if you think of anything, please mention it.

Zoned hvac if I haven’t mentioned it already. Hands down, my favorite modern comfort.

Absolutely necessary in 2 story homes as the upstairs is always hotter but single level might not be as necessary. If you like your bedroom like an icebox, it’s a nice luxury to have.

Def want that, but was unsure how its achieved. I do not like units that are mounted on the wall in each room. Not sure what the proper term is, but they are ugly. I do want to be able to keep the bedroom cool, while the rest of the house is warmer/cooler.

Central vacuum System with the unit on the garage wall. This is one of the things I miss the most from my old house. And with the unit in the garage, easy to vacuum vehicles as well.
we have a robot vacuum that cleans at night. Lifesaver with having 2 labs that shed so much.

Mini splits. And yes they’re ugly.


you can do it with your main hvac system as long as they run individual ducts to every room (which they should). You decide how many zones you want. And go
From there.

Each vent will have a built in electronic damper, not at the ceiling or wall vent but in line with the duct work.

You’ll have a Smart Control board installed next to your hvac unit, that will connect all the thermostats (you can use any thermostat you want ). Then the control board will tell your hvac system to run cool or heat and tell which dampers to open or stay closed, directing airflow to the zones you prefer.




This is the company I used and have been happy so far. It’ll give you a better idea of what I’m talking about.



Lastly you’ll need something called a dump vent. Let’s say your entire house is up to temp but you want your bedroom colder. Well that will only open a handful of dampers while the the rest are closed and restricting airflow across your whole house HVAC unit. You’ll need all the airflow you can get for it to operate properly. A dump vent will open to allow the extra air flow.. that dump vent would likely be most suitable in the garage.

Extremely helpful! Thank you breaking that down. I've had so much else on my mind, these things I didn't have the energy to worry myself with. I needed that simplified explanation.

Ive been recommended to do that. I'm torn on it. Like, if my dyson lays down, I just buy another dyson. Its easy. I'm not sure I want to deal with the upkeep and remembering to empty it, or however that works.

Would absolutely love a couple of those. Sadly, my cat likes to puke in random spots and while I hate cleaning up puke, I REALLY wouldn't like cleaning it out of the vacuum after its ran all over my house.

I would be glad to help.

Here is their website. They ship out of Troutman, NC. I stock the standard Poly drain series here in PA.

There's a distributor here that sells that I think. We really deal with trench drain, aside from the ADS duraslot system or just the cast-iron grates, I always send them over to him. He used to work for me so I know that "buddy deal" aint gonna be much of deal from him.

That poly concrete drain is pretty impressive, just expensive.

Also, thank you man. Every penny counts in this thing.
