Talked with my builder earlier this week. He's about 2 months out. We've got the second revision on the plans to review before they do the elevation views. I'll post them later.

Spoke with my grading guy. They've hauled around 50 loads of fill. Going to have to move an excavator out to place some bigger rocks at the bottom before they do final grading. They hauled until they couldn't haul no more so it sounds like I'll have the valley completely filled in. I'll try to ride out there this weekend and take some pictures. I'd say it looks like a war zone.

So idk if I missed it, what’s the goal? Is the fill to make the plot wider or are you going 10’ higher on the whole plot?

They did the engineered plans before you saw the elevation?

We are going reverse of that. Initial architectural renderings show us what the house is going to look like from front to rear, sketched out floorpans, and then once we approve, we move into the engineered plans.

Garage pad wasn't deep enough (front to back). It started out as 25' from the driveway, plus the 12' wide driveway, to front of the 40' deep shop. That was to the very back of the dirt pad (footprint). You really need 5' behind the pad for stability. I think we'll end up around 30-35', plus the 12' driveway, to the start of the shop, then have 10' behind it. The valley where the round catch basin is, was 15' deep near the catch basin. Hopefully when I take pics, it'll better explain it. None of this is for the house site

Def not raising the whole site. Just gaining more usable ground from the valley we're filling in

Found this old picture. It shows the depth a little better. The dark dirt is waste dirt (top soil). You have to scrape all that away before you start filling.

Start of the fill, if you look to the left, that's about 50' wide and goes down about 15' from the top of the pad. Bring this whole area up to level with the top of the pad.

No, floor plans first. This is the stage of footprint planning. Then we do elevation plans (exterior plans in your description), then it goes to site plans. Pointless to do exterior plans before you know the floor plan. Engineered plans, I assume you're referring to structural, will come last.

We're designing off an existing plan and making adjustments, as you know.

I assume you will have a home you like in mind, before you start a design?

We have "ideas" of what we want. But no, not a set design. Thats the architects job to wow me lol. We just gave him a list of "must haves." We have our site visit the end of this month where he can get a lay of the land and design the house based off our vision. I dont really want a standard 4-wall and some rooms house. And we want to maximize the views of the lake from as many rooms as possible.

Oddly enough I came across this house on a Youtube channel I follow and although I absolutely hate ultra modern exteriors, the layout and views of this house on the lake were perfection. I like a more traditional exterior, so the outside of this one is a no go. I just like how you can see the lake from almost every room and the use of space was awesome. I am sending it to my architect for reference for sure. Here's a link in case you feel like watching..

We looked through countless hours of floor plans before worrying about the exterior. Honestly, we had started out with a modern home similar to the one you posted. We stayed in a house in Truckee CA and really loved it, but wanted more changes than it made sense to do. It would've been a completely different house.

This floor plan hit all the marks. I really hated the white farmhouse look until we bought out property. After seeing it, we decided it would be a good fit, so that's the direction we went. We haven't changed a ton, just things to fit our needs. The outside dimensions changed, little here and a little there. That's why she's waiting to do the elevation plans.

Look forward to seeing what you come up with.

the basins are to collect run off water from flooding the area?
Yeah. Same thing you see in parking lots. You'll just see a square cast iron grate when it's finished. I have installed four of them in various places, along with 420' of pipe and two headwalls

I like how you thought about the drainage. Seems to be a pretty big deal.

Could you have done a walk out basement on that lot?

That's what I do for a living, so I may as well take advantage of my talents.

Probably could've done a basement. I didn't want one. We'll grade it accordingly.

Not sure if there was a secret message in there somewhere because you told me you had an OF page for a living.

Anyhow, price shipped to 28682 for pipes.
