None really. It was covered in trees. I'm sure they will pop up now though. I'm curious what you find, because I'm sure we'll need it
I learned it in a youtube vid….. I was researching for a better way to stop weeds for grass. There were a few saying the trick how to stop the old weeds, and it penetrates farther below the surface. (( I forgot the name of the stuff )). You use it way before you build , so you nuke the place. I’ll let you know when I find it.

You also apply it on your good grass….. it’ll take a few months but it’s supposed to work.

Rm43 is the best stuff I’ve ever used for that. But I wouldn’t use it on my good grass lol. It will kill everything

I forget what the main ingredient is, but for example. Roundup weed killer is like 5% of this ingredient. Rm43 is 43%.

I’m searching for the correct name for a special weed killer that is designed to percolate below the surface to kill the weed seeds that will eventually sprout. Those weeds & their seeds that have been in the ground for the last 50 years. Some wonder why weeds keep coming up.
Imagine how many weeds were on that area before anyone came to build a home?

They're called pre-emergent herbicides. Lawn prophylactics, some would say.

I use rm43 for my weed control now. Termidor sc for bugs. Both work excellent

Would love to know how the lending process worked on a new construction build.

Well, so far I've filled out an application at home and turned it in. They asked general questions about assets and cash in bank accounts. We left some things blank because I didn't know exactly how to fill it out. We turned in W-2 for the last two years and the last two check stubs.

From that, we've heard nothing other than its in underwriting. Not exactly what I was expecting.

If you have a specific questions, I'll try to answer them. I did ask questions when we picked up the application.

Are you submitting as the builder? I wasn't sure how that worked. Are they giving you an interest only loan to start that gets charged based on the draws? And then converted to conventional at the end? What's the length of time they give you to complete the build?

I'm not the builder. We do an interest only loan during construction, with the ability to pay any amount towards principle. I can pay out of pocket for anything. We have 12 months for construction with option to extend an additional 6 months. When we finish, it converts to a conventional loan.

They said we get approved for a maximum amount, then when we get bills, they deposit money into an account and we write checks to pay them

Questions. Is the land paid for and are there any liens.

Everything is paid for and no liens. They do a title check to verify. If all is clear, they take the land as the down payment, if it surpasses the 20% or whatever.

Thats good to know. Our land is paid for as well. I wont get into what we paid for it, but building a 5k soft custom home, my land would be about 50% of the cost of the house lol. Waterfront living at its finest.

Thanks for that info. I wasn't overly concerned about the approval process, I was more concerned about the time to build. Something is telling me this house is gonna take us right up to the 18month mark.

true, but 18months isnt very long for mansion construction, like he doin
I forget that. My bad
Agreed, but, I'd like the margin of error due to weather and so forth. The custom home the builder is doing now is on its 14 month mark, granted its 14k sqft, but it has a lot of custom things going on.
I hope things move faster on our home construction than the dirt work.

Wednesday update. They hauled the last of the rock, for now. Extended the driveway, did a pad in front of the house garage, and put fresh on the driveway. I hope its right...
