I was in a very nice, friend's home… The downstairs bath had a sort of wallpaper…. but it was a 1/4” padded vinyl wall covering...
It was like a sound-proof recording studio…….
The bath was near the family room…..

Where are your utilities like hvac and stuff, attic or basement? Is there a basement?
I got woozy trying to find the walls. A lot of lines on that plan.

That will come after we finalize the plans. This is the first draft.
No basement. A bonus above the garage. Our architect is waiting on finalized floor plan to finish up the bonus and exterior sheets. Still waiting on detached garage as well.
Also, keep in mind, this is 15 years in the making. I'm a lot older than you and have lots of ******** under my belt. You're still a pup. A very successful pup at that. You'll be MUCH better off than I am at this stage of your life. Keep up the good work man.

In the most recent house we remodeled. His walk in closet is bigger than every single room in that house. Iirc the living room was about 13x12.Dadgum Master Closet is bigger than most bedrooms!!

Bedroom 3: I dont like how you have to come out of the bathroom (let's say after a shower) and anyone in the great room can see you before you go into the bedroom. I almost think that there should be access to that bathroom from the bedroom, like how Bedroom 4 is.
The pantry and butlers pantry seems like its got a lot of weird walls and separations. Would it have been easier to make it one large room with a scullery or something to that affect?
You have pets correct? I know with the house we are building, we are having a dedicated dog room that is accessible to the back yard somehow. I know being in the NC/GA/SC/TN area, when it rains, that clay gets nasty and dogs track that stuff everywhere. So we wanted a room where we can bring them in from outside and if they need to be washed off, we can do it in there. Or, if we let them out before we go somewhere, we can leave them in there outside of their kennels to dry off, etc.
I like the layout. I like the cathedral ceilings in the master. I hope you do exposed beams in there. I think the master bathtub can be put along the wall of the toilet (turn it 90 degrees) and then make that whole shower/tub area one of those giant walk in rooms where the tub is part of the shower enclosure. I'd almost move the laundry down a few feet to open up that master sink area so it's not so confined (the L-shaped sink area). But to do that, you'd have to move the garage down 2' as well.
I am looking at something similar, but I want basically your bedroom 3 and 4 cut off and above the garage. Kinda like a 1.5 story home. Bedroom 2 on your plan would probably be a study. And then the walk-out basement would have a bunk room for our grandkids and all the entertainment area (bar, bourbon room, wine cellar, mechanical room, theater room, gun vault, etc).
Please, for the love of God and Baby Jesus, do 8' interior solid core doors. Same with the front doors. If you do 7' doors Im not coming over.

Seems like the bathroom closest to bedroom 3 is the only common bathroom. There’s a powder room closest to the master bed quarters. But I’d prob put a door in that kitchen and close that entire area of the home off when guest are over.
Honestly. I don’t even see a need for that 1/2 bath. The master bath is foot steps away and it looks like only the home owners would be in that area of the house anyway.
You putting a pisser in the detached shed, garage?

1. The home originally had jack and jill bathrooms between beds 3 and 4, and bed 2 had a half bath. Bedroom 2 will be my office, so I don't particularly need a bathroom there and Steph absolutely hates jack and jill bathrooms. We told her to rework the drawings to have full baths in both bedrooms and eliminate the half bath in the office. At first, I told them to have the door coming from the bedroom. Looking at the pencil markups form our first meeting, she had two options. Come from the hall or from the bedroom. The more we studied it, the more it made sense to come from the hallway. Reason for that, you have a bathroom off the living room instead of having to walk through the kitchen to the half bath. When having people over, it saves a line forming and people going in the rooms.
Controversial, I know.
2. I have a single cat and she's 100% indoors. Steph is also eliminating the exterior door into our bedroom, which I dont really agree with, but it's about compromise. She doesn't feel safe with a door there for whatever reason.
3. They tray ceilings will have beams. I really hate beams elsewhere. Everyone does it and a is trend I've never cared for. That could change, but currently, no beams. Smooth drywall finishing, ceiling and walls. I want the crips lines to show. Again, this could change. The tub is located in front of a window that is sized wrong on the plans. The window will come down so when youre in the tub, you can look outside. I wanted that, Steph does not. Again, it's about compromise. The original plan had the massive walk in shower with the tub in front of it. I hate that. I also don't care the rooms with the tubs in them. Keeping that whole area clean, mildew and mold free, seems like it would be a full time job. Thats my thoughts anyway. The fixture placement doesn't make sense either, so that will change for both the shower and tub.
We have already increased the size of the laundry and the garage that increased the garage "bump out". We may make some changed to that area, but currently she's fine with that. I'm a little concerned with the size of the room where the toilet is. At first, I was going to shrink that, but then I thought about maneuvering a wheel chair in there and I think I'm going to leave it.
4. The interior doors were supposed to be 8'. All doors, 36" x 96" (3080), but she missed that note I guess. The front two windows will also be 7' tall. These are just few of the overall mark-ups we already have. The kitchen island is also a foot too narrow. It should be 4'-6".
I really do appreciate you taking the time to review them. It's much easier to make changes now, and I'm sure I'm missing something. The builder has a set of plans and is reviewing them as well.
Edit: I missed the butlers pantry comment. That area will house the second dishwasher and all the small appliances we dont use often. It's also right off the dining and a the kitchen. We do alot of canning and things, so this area is mostly going to be for that time of the year. We considered doors, but thought about having full hands and having to open them. Made more sense to use to leave it open.
The regular pantry will have a door and not that BS barn door she has drown on there. I hate those and I hate pocket doors. There be zero of either in my house. As you say, Yes, I said it.
Coffee bar will likely not be anything coffee related. I don't drink it and Steph rarely does. Prob be ice maker/dispenser (if I can find one) and booze cabinet.

Half bath is staying there. It seems we tend to hang out in the kitchen as much as we do the living room, so I want that more so for myself. Heading home and prairie dogging? ******* waiting for you just around the corner. Little things like that, I'm trying to think of for future us.
Yes, I think I drew a 6' x 6' bathroom in the shed. Toilet, urinal, sink, with a floor drain. Simple yet effective.
Septic inspector guy told me to wait until he signs off on the tank and field line install to do the hook up for the garage. He said its kind of suppose to be a separate thing, but as long as the line isn't there when hes there, he doesn't care. 10-4 good buddy.

Second sink in the island? Thats a big area to not have a sink. And a far walk from the cooktop.
Are you using 2x6 for the exterior?
What's going in the media closet?
Id think twice about the exit door in the master. I understand she may wanna feel safe from someone coming inside, but what if someone is inside, and she's in the master.
I like the powder room behind the kitchen, thats a good out of the way place to put it in case someone's gotta release the demons. I think the linen closet is a waste in the powder room. Just make the vanity bigger and scrap that.
The only thing about that entry to B3 is like if there is a TYF hangout, and Cob and his family are in Bedroom 4, and the rest of TYF is hanging out in the Great Room. I decide to take a shower because Im staying in B3, and when I get out of the shower, I gotta walk into the hallway where everyone in the Great Room can see me. Or, if I decide im gonna crash out for the night, I got mountie using the bathroom unleashing hells fury while I'm trying to sleep.
