Well boys, I got the all clear from the soil guys. I have to submit their findings to the state and then get the final permit.
I also go the first draft of the floor plan. She's still working on the garage.
I can already see a lot of mark-ups are coming. We requested 8' doors and that was completely missed. The island is way too narrow. The list goes on.
What's your thoughts on the bathroom configurations? Those were the basic changes from the original plan.
Just in case the pdf doesn't work, here's a screen shot. The front bedroom will be my office. I want a closet in there though.

Seems like the bathroom closest to bedroom 3 is the only common bathroom. There’s a powder room closest to the master bed quarters. But I’d prob put a door in that kitchen and close that entire area of the home off when guest are over.ONLY because you asked..
Bedroom 3: I dont like how you have to come out of the bathroom (let's say after a shower) and anyone in the great room can see you before you go into the bedroom. I almost think that there should be access to that bathroom from the bedroom, like how Bedroom 4 is.
The pantry and butlers pantry seems like its got a lot of weird walls and separations. Would it have been easier to make it one large room with a scullery or something to that affect?
You have pets correct? I know with the house we are building, we are having a dedicated dog room that is accessible to the back yard somehow. I know being in the NC/GA/SC/TN area, when it rains, that clay gets nasty and dogs track that stuff everywhere. So we wanted a room where we can bring them in from outside and if they need to be washed off, we can do it in there. Or, if we let them out before we go somewhere, we can leave them in there outside of their kennels to dry off, etc.
I like the layout. I like the cathedral ceilings in the master. I hope you do exposed beams in there. I think the master bathtub can be put along the wall of the toilet (turn it 90 degrees) and then make that whole shower/tub area one of those giant walk in rooms where the tub is part of the shower enclosure. I'd almost move the laundry down a few feet to open up that master sink area so it's not so confined (the L-shaped sink area). But to do that, you'd have to move the garage down 2' as well.
I am looking at something similar, but I want basically your bedroom 3 and 4 cut off and above the garage. Kinda like a 1.5 story home. Bedroom 2 on your plan would probably be a study. And then the walk-out basement would have a bunk room for our grandkids and all the entertainment area (bar, bourbon room, wine cellar, mechanical room, theater room, gun vault, etc).
Please, for the love of God and Baby Jesus, do 8' interior solid core doors. Same with the front doors. If you do 7' doors Im not coming over.

Half bath is staying there. It seems we tend to hang out in the kitchen as much as we do the living room, so I want that more so for myself. Heading home and prairie dogging? ******* waiting for you just around the corner. Honestly. I don’t even see a need for that 1/2 bath. The master bath is foot steps away and it looks like only the home owners would be in that area of the house anyway.
