Meeting with the supply house Friday to go over everything. Meeting the builder Friday evening at the property.

Plan is, order all the dry in materials next week. Footers the following.




Question. 4 panel slider patio door, or 2 panel French slider with fixed glass? $5k difference

How big is the door? My 6 ft door slider with fixed glass has like a 26” or 27” opening, iirc. Not really noticeable until you try to bring something through it though.

Hows the bugs in your area? Does 4 panel have some sort of screen? If so, 4 panel,

if i had to it again definitely 4. Actually pulling the fake french door i have now out and putting in a slider… i hate this door fixed panel in swing takes up so much room…

ive got three big sliders on back of house, 8' wide each, that i dont really like. but i think id not like french doors even more
It's 16'x8'. It'll have screen. Avy (my cat) requires a screen. She doesn't go outside and we don't want bugs in either.

Prob end up with the 4 panel slider and some sort of retractable screen, that will be destroyed by a walk through, I'm certain

Not sure the series, but this is the brand we were quoted (prob base model)

gotcha these are "technically" 3x4' panels (12' wide total) but theres only two panels and the track is built into a wall pocket so that they slide completely open

Windows and doors are one of the first things I have to order. They all have their pros and cons. Slider is not the most energy efficient. French doors take up space and block the view.
i meant the 40 years from now part
but lately its been the lack of being energy efficient that i dislike. end up with heavy shades covering each up on the inside

I gotcha.

Mine shouldn't have any direct sunlight beaming through it. The porch is covered and the way we positioned the house, the sun should cross it diagonally (north facing)

speaking of doors and longevity. If I was you, I’d talk to the builder about what style windows they’re installing. I have a new hatred for “new construction flanged” windows. Most common window for new construction duh

This house is 23 years old and due for windows. Not only does the siding need to come off around the windows, but this particular layout, it makes sense to just pull ALL of the siding on some areas of the house. That window above the front door will need a mason afterwards. And all the inside trim/frames need to be removed, ran through a table saw, reinstalled, caulked, and painted.

Had they just built window boxes with capping, you could replace the windows from inside the house with a few pieces of trim each.

Don’t mind me, just venting. But you might want to consider these options for future window replacement.

he got no problem spending all your money

but he is right, im in same predicament... want to start replacing windows for impact rated and basically have to strip whatever full sheets are around each window and replace.
