That would be a $1.6M house here with mid/high end finishes.

Yeah, no doubt. House only, foundation up, will be mid 8s. We were quoted just under 8, but the over kill on the footers (that's on me), and the block that's onsite, I'm already over on the original footer/foundation "estimate". So, we'll see how the rest tracks with the "estimated costs".

That does not include any appliances, driveway, grading, etc.

The window package in your home alone, is going to be mucho dollars. Beautiful design though.

Went out and swapped the outlet. All is working now. Also got the pole in the ground and starlink back up and running.

Work so far looks good. The opening in the back wall is for the entry door. This gives a little better perspective on the slope of the lot. It's nearly flush with the one pier that's in front of it. That's the reason I'm bringing the inside up flush. I'll do the same in that bump out and pour a pad right there. The outside will be graded away from the foundation

If my calibrated eye is correct, I believe the top of the block is at the top of those poles.

We are looking around $400sqft “finished” or $255-275/sqft total under roof. That’s on the high end. But with some sacrifices in some of the finishes, we can chop that down quite a bit. It’s exciting for sure, but I’ll be a complete mess trying not to be too OCD with this build. The costs were part of the reason we chopped the house way down. I think we are going to keep the FL house and build the NC house as a lake home/vacation home with the end game being moving here once the kids are done with school.

I am absolutely nervous about our window bid. All the first floor lake front windows are 10” from the floor and about 12” from the ceiling. Then the double windows I’m sure are going to be another fun quote.

I assumed closer to $400/ft when I saw it, that's why I said I was surprised when you said 300.

Lake house, price in crease, large, custom windows, price increase, NC, price increase. All of the added interior features aren't cheap.

We picked our floor plan, then priced it. It's not extravagant or really all that custom, just a nice floor plan with some upgrades here and there. The layout was the big thing. That's why we did the floor plans first, then worried about adjusting the exterior to match. We built off of a ready made plan, as you know, then changed a lot of things to fit our needs.

We plan to age into this place. That's why we didn't want a basement, and minimal up stairs living. Everything is wheelchair accessible and one floor.

I hope it turns out to be exactly what we envisioned and I look forward to you starting on yours.

When talking price per square foot, it's a gray area. Some builders quote homes, move in ready. Appliances, utilities, landscaping, driveway, etc. my house being so far off the road, the driveway was never considered. We are doing higher end appliances (wolf, subzero, speed queen, etc), so those weren't considered. Grading wasn't considered, because I'd already done the majority and will be taking care of what's needed, on my own. Stone, fill, landscaping, electric to the site, water meter and line to the site, etc also wasn't considered. Keep all of those expenses in mind when talking to your builder and make sure everything is included. You have power, water, and sewer? Already on site, so that is a big savings in itself.
