speaking of doors and longevity. If I was you, I’d talk to the builder about what style windows they’re installing. I have a new hatred for “new construction flanged” windows. Most common window for new construction duh

This house is 23 years old and due for windows. Not only does the siding need to come off around the windows, but this particular layout, it makes sense to just pull ALL of the siding on some areas of the house. That window above the front door will need a mason afterwards. And all the inside trim/frames need to be removed, ran through a table saw, reinstalled, caulked, and painted.

Had they just built window boxes with capping, you could replace the windows from inside the house with a few pieces of trim each. View attachment 487249

Don’t mind me, just venting. But you might want to consider these options for future window replacement.
At least thats vinyl, i got hardiboard that i have cut around windows to replace mine…. So much hate for flanges….

I guess budget to replace everything at that point lol.
Nah, just 1x pvc trim around new windows and all will be good in the world again

Actually had a few of my windows lose yhe gas and called warranty..guy that came to verify the claim and i had a long conversation and he ‘found’ an issue with just about every window…. I ended getting upper and lower sashes for just about every window in my house… about 36 sashes all together, shipped to a local lumberyard where i picked them up and installed….. i tried getting them to ship directly to me but no dice… i don’t have a contractor license…

Post away my friend

I've had to warranty two of ours. I just emailed them photos and they shipped them to the dealer in Knoxville. They wouldn't ship directly to me either

Presumably cheaper to send to dealer likely within a load that’s already going to that location than to ship them to homeowner. I would think

Alright, we've decided on slider for the patio door. Black, low profile, low threshold, no grid. Now to figure out current cost with screen and if there's a pocket option for all 4 panels. Will discuss on Friday.

Still haven't picked front door and casement vs double hung in master bedroom. Contrary to @randeez flattery, hung is not in my build....personally

Not a fan of casements… but its your house my man…. You do you.

double hung. not a fan of casement either. I do, however, like sliders as windows. We have those at our house here in FL.

what's the rate details? Curious.
6.75% - 18 month term. I can continue the full 18 months, paying as much as want towards principle (or interest only), even if I'm moved in. That will allow me to build, move in, then sell our current house before doing a conventional mortgage.

double hung. not a fan of casement either. I do, however, like sliders as windows. We have those at our house here in FL.
Honestly, I wasn't either. After reading the pros/cons, I do like that they provide an unobstructed view, aside from the grids. They are also much more energy efficient. Most all of the homes we've been following on instagram have casement where the windows are large. I went from, nope, to maybe, to I think I like that, all in 2 days....Steph also.
