More rain. Typical update for me

Finally getting the ball rolling on financing the build. Meeting with the bank Friday

I got my lien waiver (never had a lien but the bank wants one) signed and notarized. Bank wants receipts on work completed so I got all that info. Seeing the total spent was kinda :oops:

This ******* rain sucks. I've never wanted a drought in my life, but I'm over it. The last 1.5 years has been the wettest in our counties history in over 50 years.
Put your shirt back on and maybe mother nature will settle down.

My wife is getting Zillow happy again, and I’m just not thrilled with what I’m seeing for the prices they want.

I mentioned land and she said “I don’t want to buy something and move in 3 years later”….

care to share what you think the all in budget might be once complete? If not, no biggie.

Idk what the all in budget will be. House, in the $750-800 range, depending on if we finish the bonus. Shop, I'm hoping to keep it under 200. Thinking 75 for the asphalt/concrete for the driveway. I'm around 250 in the land with all the improvements so far

I'm not positive on any of it. These are spitball numbers, based on what my builder has said and talking with people for the shop and driveway. Land with improvements is real. I saw it with my own eyes yesterday. I may be a little more than that , but I can't remember what all we've done.

3 years goes by fast. Imo, find some land and buy it. Then work on house plans that fit the land. I'd never consider buying a prebuilt house again. So many little things.

Well, every situation is different. My land wasn't great to start with, then I kept adding to the scope, based on site conditions.

if you have good land to start with, you won't have near the heartache. Let me be a lesson for you.

At the same time, I have a wonderful piece of land that still has the wilderness factor. That's what we wanted. I'm happy with everything that's been done and the cost was paid over time, that's why I was a little surprised when I got the final total.

As far as the house goes, it's not a spec home. Estimates are just that, we're hoping to stay under that. I'm not sure how it'll all pan out. 10' ceilings and 8' tall doors, no entry door less than 36", and not even factoring in appliances. That's just a small part of the upcharges.

I plan to finance the home cost. Figure out the shop and driveway. If I can finance the whole thing, that would be better, then bring money to closing. We also have our current home to sell. Not listing it until we move into our new one. If the market is shit by then, I'll turn it into a rental

Without a doubt, what you have planned is going to be amazing. Those are the same things that I want.

I have 2200 sq ft including finished basement, a big enough yard for the kids, a 2 car detached garage, and a parking lot that can fit 5 cars comfortably, 7 if we pack them in. We’re all in at 209k, now worth roughly 375-400. Our mortgage is literally $999 without tax and Insurance. So that means anything bigger than what we have now is 6,7,800k+.

As much as I WANT our neighbors a little further, house a little bigger, and more land. Idk if im ok with being house poor.

Don't rush it. We've been working towards this for years, and I'm still not 100% comfortable with those numbers. Big step for little ol me.

My advice, pay all you can on the principle of your home. Knock it out and you can you take those funds and put towards future home. If you have two incomes, try your best to live on one, use the other to save/pay down debt.

This is the way. We throw an extra $1K at the mortgage every month, and every dollar of that goes toward the principal. We don't want any debt in retirement.

depends on your mortgage rate. Ours is 2.25%. I'd rather take 30yrs to pay that and put the extra money into a ETF gaining 6-12%. You'll make your money back plus some.

You're right, of course. Ours is 4.25%, so the case is less strong but still not insignificant. Part of it is that the current long-term 'safe money' (FDIC insured) interest you can get is ~3.5%, so I justify it with that delta. Our IRAs have well outperformed that over the past several years though, but I had a few significant negative return years as well in my career. And we've lost a metric shit ton of money in the last 2 weeks, thanks to foreign wars, but that's a different topic. Grrrrrrrrr.

Mostly, it's just become a habit. And we're working toward a payoff schedule that will make us (hopefully) debt-free on the day we retire. We carry zero debt apart from the house.

Tell me about it. We just dumped a sizable amount into stocks just this past December. I know I’m not suppose to check often, but how can I not when every week is like WOOOO, WOOOOO, WOOOOO, then abruptly it’s like NO NO NO NO STOP LOL

Just remember, you haven't lost or gained until you sell...I'll keep contributing and consider it a sale.


We went out and rough staked the house footprint. I say rough because we aren't surveyors and they didn't flag every single corner, just the main exterior. Overall, extremely happy with it, going to shift it towards the big shop 10' and call it good.

Met with the bank yesterday. They gave us an application and answered some of my questions. We'll get that filled out and turned in Monday or Tuesday. 30 days to close from approval.

Quick drone flight. I'm rusty so don't judge.



Another 1" of rain/snow forecasted for Monday. Hopefully it'll dry out enough by end of the week to get the rock finished
