Just saved $75k going from 3story to 2story on


I agree. Although all my years on slabs in FL we never had to get under the house. Maybe we got lucky lol.

I’m content with crawl space.
In Florida, your vents are in the ceiling, right? That's one upgrade I really want, but my guy said the hvac people will ***** and moan (aka charge whatever they want), so idk. My guy does encapsulates crawl spaces on all his builds, so it's much better than my current (and 99% of homes around) house. I hate going under my house now.

So do your service people. My son just sold his townhouse that had the furnace in the crawl space. Although it was relatively clean, it was not pleasant to waddle to the furnace to change filters.

If infrastructure is in the slab, it's usually in some sort of conduit or channel that's built into the concrete pour.

Yes. Vents are in ceiling. Can’t run duct work under the house. It’s dirt, rock, and slab. Only thing under the house is plumbing lines and sewer.

Our rancher slab on grade has all the ducting under the slab venting out at the floors and returning at the top of the walls.

When My dad bult the addition on he tapped into those floor ducts to pipe it out into the new slap. 6" Pipe.

Our rancher slab on grade has all the ducting under the slab venting out at the floors and returning at the top of the walls.

When My dad bult the addition on he tapped into those floor ducts to pipe it out into the new slap. 6" Pipe.

Sorry I was referring to South FL homes. AC Ductwork goes in the attics here, not under the house.

We had the meeting with the architect Friday. We are moving forward with the house plans now that we have confirmation of the setbacks. We are doing a 2story with crawlspace. We should have the front and rear elevation sketches as well as preliminary floor plans in about 3 weeks. Then we can make the tweaks and adjustments from there.

Looking at a 4bed, 4.5 bath, 4-car garage. Keeping it around 5k sqft, but we might shave that down a bit depending on how the first rendering looks.

Must haves were; master on main, three bedrooms upstairs, one of the spare rooms to be a bunk room for the little ones. Each bedroom has its own bathroom. Main floor has master, master bath, and master closet on the one side of the house. I asked for a lot of glass. I want to be able to almost see through the house into the lake as I drive down the driveway from the main road. Large kitchen with scullery. Recreation room with a walk behind bar. shelving for my bourbon collection, etc. All bedrooms including the 2 guest bedrooms (not the bunk) to all have lake views. For the garage I think he is going to put twin 2-car garages in an L-shape, but I left that up to him. I just need one of the garages to be extra deep to fit a superduty and my lift inside.

Anyhoo, we shall see how it all turns out.

I realized I never put up a photo of the survey that we had done. The survey is the one that was submitted to the county for the septic approval which was approved and has the septic system on the survey. The major issue, if you've read the last few posts, was the deed restriction put into place by the land developer who is no longer around. We were fortunate to have that removed, so you can see the huge difference. The old setback was the red line in the survey. We would not have been able to build past that, which means the house would have sat much further back into the lot.

With the deed restriction removed, we can now build all the way up against the green area. The house is more than likely going to go at an angle on the water so you dont see the docks when looking straight out to the water. The house is gonna sit so much closer to the water now that we wont even see the neighbors homes to the north and south of us unless we are out front.

The well will be abandoned as well, and moved to a different location.

The mobile home in the survey is about 50'x15' for size reference (without the rear deck).

Am I seeing correctly that the driveway near the road encroaches on the lot next door? (Does the rebar at the road show the lot corner?)

Yes, it does. It's a gravel driveway. The driveway used to be shared back in the 1970s and would go down as it shows on the survey and then break right to the house on the north, and mine on the south. The original land owners were friends.

In the 90s, the house on the north sold and the new owners demolished the trailer and built a 3-story brick home and ran the driveway on the opposite side. The original gravel drive stayed where its at indicated on the survey.

When we build the driveway will be moved over and be concrete.

Kinda nervous.. didn't really think much about this, but wondering if these freezing temps are gonna F with my plumbing. I did turn the well pump off and hot water heater off before we left in November.

Going back up in January to check on the place.
