Back to the dock.. So I have to figure out the wave runner lift situation. Initially we were going to go with the float-on ports side by side along the dock. Problem is, during the lower water height months, the ports will sit pretty low below the decking, so getting off and on them will require some height issues. Not a big issue for me, but with grandkids up there sometime, I am sure its going to be more risky and I dont want that.

So.. we are looking at doing a platform lift for them now. Both wave runners will go up/down with the entire lift, and you just take whatever one you want and go out. But when they are on the lift, the entire platform lifts to the deck level and has a platform around it making it easier to get on/off of them.

We are just waiting on the approval from Duke Energy that the platform lifts will not effect our total square footage of dock space and will probably pull the plug on that. Seems like we've invested a lot of money into this place so I dont want to cut corners on the dock.

I like it, but would think some kind of railing would be in order to prevent someone from walking off the stationary deck when the platform is down. That might be a big step!

not sure I'd want to do that, but I get what youre saying. Then we'd have to put rails around the entire deck so it all went together and I think it would defeat the purpose of the deck.

See, it's all coming together. Hard to nail down expectations without any examples. Look forward to seeing this mansion.

Looks nice. I cant read the details on the floorpans.

The offset dormer on the back would drive me nuts

Good eye. It's just a rendering, not a final product. Our intentions were to have windows across the back on the lower floor, so I think that would clear up the offset.

I'm still battling the garage situation. I do not want a 3-4 car front load garage. I like the aesthetics of a side load. But to make it work like pictured, we did a 2+ car side load and an extremely deep taller single garage. That single garage is wide and deep enough for me to put my lift way at the back and stack my cars and still have room for a third car in front of it. The 2 car garage is more for my wife and where I'll park my daily driver. The original idea was to move that single car garage off to the right a little and detach it at the main level with a breezeway to get to the back of the house. Then the second floor would have a bridgeway that connected the second floor of the garage to the second floor of the main house.

The upstair bedrooms a smaller, but I think that'l work for us since they are merely guest rooms. The 4th room that to the right should be a bunk room so we'll need to make that a hair larger.

The main floor works for us very well. we really liked that a lot. I think I will close off the once entrance to the scullery to allow us to get more kitchen cabinet space. The walk-in wine wall was a neat surprise that my wife seems to like a lot. It's all glass so you can still see thru the house. The bourbon/tasting room I think it perfect size as well. Enough for a 3 seat couch and 2 leather chairs with a table in the middle to sit and relax and drink a pour.

Total livable sqft is sitting at 4,620. Garage is damn near 2,000sqft as well.

I'm talking about the roof. Maybe you could add a flat style dormer between the two, not sure where that section is in regards to upstairs layout. Maybe the bathroom?

The garage layout is nice. I like the side entry if you have ample space to maneuver. Took me a minute to piece it together from the front view, that's not a bad thing. It blends in so well. Can't read dimensions, but I'd go no less than 26' deep. We ended up at 28'. That will allow room for a tool box/shelving/freezer/whatever in front of the cars.

The breezeway is a nice idea. The only thing I would consider with that deep single car is having to move cars to drive one or use the lift. Not sure how much you wrench on them, but something to think about. I currently only have a two car garage and that's my biggest pet peeve. Can't do anything without moving something.

For the kitchen layout, lots of plans we looked at had the kitchen table between the island and living, like yours. I feel like that will be a "catch all" and ultimately clutter your clean, open space. That's just me though.

Again, it's hard to make out what is what, but the glass wine shelving is a cool idea.

Master bedroom takes advantage of the lake view, but the trip from laundry to master closet is going to keep you in shape. Having to walk through the bathroom to closet is something I didn't want to do, but probably not a huge deal.

I know you didn't ask, but from a quick look, those would be my comments.

I assumed you meant the dormers on the second floor not lining up with the windows on the bottom floor. Otherwise I dont know what you mean. lol.

The long garage is 15.5x36' and the 2-car is 25x40'.

So about the garage being long. It's like that in the event I need to store the boat, trailers, etc. But all the way in the back I will have my lift there. I dont wrench or work on cars all too much, it's just a storage solution to be able to keep my nicer car up and away from anything touching it.

We opposed to a formal dining room, but when we saw more modern interiors, it looks like they integrate the dining room as a go between of the kitchen and the great room. Since we only use it during family gatherings, this allowed us to keep it in line with the kitchen and the main entertaining spaces, which to us was more ideal.

We did consider putting laundry in the master closet or near the master, but my wife doesn't want to have a "work area" where she is cleaning sheets, towels, dog stuff, clothes, etc, anywhere near the master. She wanted a work space that would have a sink to soak things, clean, etc and it be away from the master "retreat" per se. As a retiree, if my biggest concern is walking 50-60' to the laundry room, I think I can deal with that. :D It also keeps the laundry near the lake side of things which is where most of the messy stuff comes from.

This area. That one just kinda hanging out there. I didn't even notice the windows. The more I look, the less I notice it.

Gonna be a beautiful home, Robbie! Congrats in advance to you and Mrs. Yeti. When all is said and done I hope it's exactly what you want and a place you all can call home for many years to come.
