Yeti's Very Long and Slow NC Home Build

So in short, the meet went well. We really like the architect and he’s doing some really nice builds on the lake here. I don’t know what the going rate is for an architect, but this one is probably going to set us back $45k in 3 tiers of work. But.. it is a full custom designed home to be exactly the way we want it down to the HVAC layout and all. There’s a lot of check boxes for us to be happy and I’m pretty sure we will get them all.

We haven’t signed a contract yet. Still figuring some things out. But hoping the architect is in the area today and he can come walk the lot with the Mrs and I. First Tier is $5k but gives us a really good visual of what the house will look like. Second tier gets pricier and third tier (engineering plans) is the big nut.

We flew back to NC this morning and are here now. Just a quick trip with my mom and my wife since mom wanted to see the place. Currently sitting on the couch looking out to the lake. These visits remind me of why I like it up here so much. Oddly enough as long as I stay in the small town we are at, I don’t mind. But as soon as I get near Mooresville or into the Charlotte area, I cringe.

I think tomorrow we will go visit some wineries and enjoy this beautiful weather.

Have a nice trip with the wife and mom! That sounds super relaxing. Once the build is complete, do you think your kids will follow you up or remain living in FL (once through with college and all that)?

Have a nice trip with the wife and mom! That sounds super relaxing. Once the build is complete, do you think your kids will follow you up or remain living in FL (once through with college and all that)?

I doubt my daughter will. She’s got bigger vision where she is attending college.

My son hates south FL and will more than likely come with us. But either way i don’t see him staying in FL at all.

So I got an email from the Soil Scientist/Septic folks about the permit we applied for. They said the septic design is approved, but the county wants us to stake the house on the lot as shown on the survey for "proposed build site." The stupid flags are still on the ground unless someone knocked them over. So now we need to have the surveyor go back and stake the 4-corners of the proposed build site. I'm getting irritated.

You just have to have a rough location for your home site. Nothing exact. They have to mark it on your permit. I just flagged 4 trees and left them standing while they removed the remaining trees around it. On the positive side, your septic passed. That's the important part

So it appears so! We did get the confirmation that the permit was approved.

We met with the architect Thursday when we flew in. Oddly enough the builder we want to use showed up to. That kind of meant a lot to us for him to do that unsolicited. So between the 4 of us we have a tentative game plan. We also confirmed our existing well is goin got need to be abandoned and a new one relocated due to the proposed home sight.

The builder is also contacting the county zoning dept to see if we can get one of our setbacks changed. It’s hard to explain but the 50’ lake setback on the south side of our property actually shows almost 100’. The 760’ line and FEMA flood line are now where near that setback so they think they can get that amended which would allow us to push the house closer to the lake.

The 760’ line is the height above sea level. No matter what, the water will never exceed that line. That 760’ line is along the lake contour of our property and doesn’t encroach on the land at all which is very desirable. But for whatever reason they’ve got the setback much further off that line.

Builder called me this morning. He had the county look at the survey and they agree something doesn't make sense on the south side. They are going to review it and see if we can get it amended to lose that double 50' setback. That will allow us to in theory put the house 50' closer to the lake and open our views up much better. Once we get that ironed out, we will be able to move forward with Phase 1 (of 3) of the house plans with the architect.

Soooooo... the county agrees with the funky setback. So now it's going over to Crescent since they created the deed restriction on the setbacks.

Good news is, the builder thinks they will allow it, it just needs to go through a due process. So they are working on that. This is going to really widen up the potential of our build. There is a lot more space to build if we move the house up that much further.

Bad news is, it comes at a cost. But not a huge expense, worth our money to push the house so close to the lake.

The other news is if we push it close to the lake, we are more than likely going to have to go with a crawlspace (small one) foundation and lose the walk-out basement. This isn't a dealbreaker by any means, it just changes our vision of what we were gonna initially do. We can still opt to move the house back into the middle of the lot, but we would lose the wide views of the lake and also see our neighbors to the north and south. I think we are leaning toward just a normal 2-story at this juncture.

Found out last night that Crescent Resources, the ones who put the Deed Restriction (setback) on our property has been dissolved. So now we have to figure out who can approve the changing of the Deed Restriction. Yay! lol...
