The tree through the front porch is interesting. My Dad did the same thing when he built a shed in the back yard.

That’s the back porch. Yeah it is kinda neat. Until a branch falls and crashes thru the roof. Which it did.
What kind of shoreline and depth/pitch do you have there?

its about 10-12' deep off the dock. At full pond, which usually we are about 1.5' under during the summer, its a bit deeper. In the winter it's around 8-9' deep off the dock due to them lowering the lake. We are off the main channel so we dont get that much receding water.

Dock update.. Wifey and I discussed it at great length. My biggest concern was how tall the dock was going to be in relation to the surrounding docks. We would be the only one around our cove area with a second floor as well. Our dock sits to the right of the property, and most of our view is straight ahead or to the left, so theoretically it wouldn't hinder our view at all. Now, the neighbor might digress, but, he's welcome to buy my lot if it bothers him lol.

Anywho, dock. Bottom floor is roughly going to be 36' long and 21' wide. The slip for the boat is 10' wide and 26' deep, perfect for the 25' bay boat I'm looking at. The finger of the dock closest to the lake is 4x26 and steps down to the water in three levels. The finger closest to the land is 26x7' and also has a 4' wide set of stairs that goes up to the top deck. The run of stairs is about 17' long with a 5' landing at the top. The second floor would be roughly 17x26, as we dont anticipate covering the area in front of the boat slip (roughly 10x21). The pier to the dock is 68' long and 4' wide. All 8" timber and piers. The deck is PVC in a light gray/tan color with dark gray picture framing around the deck areas. Boat lift is 10k, so I should be able to lift whatever I want aside from the 42' Nortech with quad 500Rs that I'll keep at the marine for @pwtr02ss and his wife. Waverunner ports are part of the plan, but I am debating on doing dual electric lifts for those as well. Right now they are the floating ones you drive on/off of. I should have the rough outline of it tomorrow.

Once the dock is done, I am going to light it up like a Christmas tree. I am all about lighting. My neighbors are probably going to hate me, but F it.

Small update... Engineering plans were sent to us today for the dock. There's a few pages but I only attached 2. The only thing we noticed was the timber was 6x6 and not 8x8, so thats being adjusted. The vertical posts will all be 8x8 and go from the lake bed to the second floor continuously. The railing on the plan is just for illustration, our railings will have 2" black aluminum upper and lower rails with 8 metal cable rails in between. Thats for the upper deck only. Really stoked to see this all go down. They are estimating permitting to take 4-6 weeks and then another 2 weeks before they start demo of our old dock.

Our septic plans are going to permitting this week. Happy about that.

We have the virtual meeting with the architect in 2 weeks. I think that is probably going to be the reality check we need to figure things out. We'd do it in person, but I think for the preliminary a zoom meet is better. This way we can really sort things out and plan accordingly. This new house is going to take ALOT of planning and thinking on our end. Like @pwtr02ss is going through with this build , you dont want to make a simple error on a forever house.

Can't wait for it to come together for you. Prepare for "hurry up and wait", but hopefully it'll be worth it for the both of us

I've got 3yr 4mo to retire. And thats only me, I still have to wait for the wife unless she gets an authorized transfer. So we'll probably half-back it for awhile, I think. I just want to have all the plans ready, lot cleared, and permits in place so when we decide we can pull the trigger. I dont want any surprises.

I still need to decide what I'm going to do with BFN Truck Shop when I move. I think I will still keep it down here and just manage it from NC. And then I gotta figure out another revenue stream because being retired at 50 aint gonna cut it. I gotta keep on keeping on!
