Ugh, so I found this picture on the internet and now I am wondering if I should have opted for the second floor deck. We'd have to reconfigure the 2 bedrooms upstairs. But it would allow for those rooms to have a balcony per se. Or allow us to have upstairs entertainment. I would put a set of stairs outside to access it from outdoors. My mind is pondering...

Sealing the deck is easy….. ( 2 layers of a rubber sealer then a rubber ‘type’ skin….. then composite wood ( or something nice )
But the MOST IMPORTANT job on the upper deck is making SURE the perimeter is well designed to avoid moisture access into the center.

You fasten the deck through the rubber or do you build the deck right above the roof?

I’m no expert in roofing or decking but I always wondered who do you call when your roof deck leaks lol

I’m replacing our roof tiles…. flat - concrete style…. They lay a “peel -n- stick” waterproof skin over the plywood. Then the concrete tiles are secured by an adhesive foam…. NO NAILS.
I assume there is a process to seal an upper deck and lay the walking surface, without the dreaded nails.
( holes in the tiles will not be used )

Good meeting yesterday with the architects firm. Made some changes as always. Not sure we will ever be happy lol. Some of the changes...

We made all ground level windows a foot closer to the floor. So not all the way floor to ceiling, probably about 10" from the floor level. I think that will give us more of the "modern transitional" vibe we are going for. I love glass and light, so it was a must.

Raised windows over the front door and the great room up so they are completely squared off, as opposed to stepping up in the center panels.

Added some stairs to the other side of the patio

making the dog room smaller and laundry room bigger

completely redoing the kitchen/sculllery area. I think we are going to rotate them 90 degrees, hard to explain, but you'll see in the next version.

Made master bedroom 2' smaller, and added that length back to the master closet.

added awnings over the master closet window, lake access storage room, and the door that leads into the dog room.

added tray ceilings to the bourbon room and raised the master closet ceilings to 12'

made the partition in the garages larger so its more of an open space.

The attached photo is the first floor layout now, before we are flipping the kitchen and changing things above.

Lake levels on Lake Norman are silly low right now. Can't get the barge into the spot where the wave runner lift is going to go to set the pilings. So we have to wait until water levels come back up. Argh.

The update on the dock is the decking is almost done on the first floor. They are supposed to start on the stairs to the second floor next week. Waiting on the water shed system to come in, they said about 2 weeks. Once thats in, they can install the second floor decking and then its just lift install and electrical left.

And we bought a tritoon today. Well, put the deposit down. I ended up buying new. I'm pretty happy with the price we negotiated and what we are getting. They are letting us keep it there until the boat lift is installed. Then delivering it to the house for free.

not a huge update, but the deal is done and paid for. I want to to this Vantage Pontoon Wrap to black out the sides of the pontoon and give it some added protection when docking
What kind of electronics does she have? You gonna have an anchor winch? I had 2 on my boat on in front and in back. The Minn Kota Deck Hand winches kick ass with 3 fluke river anchors. Unless you hook into a tire like happened to me twice.

No winch. Didn’t have one on my ocean boat and i have burly arms. Lake isn’t horrible deep in the party spots.

Simrad nav screen. 6 JL audio M6 speakers and subwoofer. Bunch of RGB lighting. Mainly for the family and dogs.

Dock update #246.. water shed system arrived, they are installing that now. Adding the stairs to the second floor, finally. The entire main floor has the decking installed, so it can be walked on like normal. It appears as though once the water shed system is installed on the second floor and they start decking, they are also going to be installing the tritoon lift which means we are closer to bringing our new boat home.

The water levels are still incredibly low so they can't get the barge into the area where we want the PWC lift to go, so thats on standby.

Finally getting some light rain today. Supposed to rain for the most part the rest of the week. I really need this lake level to come up so we can finish the wave runner lifts.

We had the plumber out there last week to check on why our well was drawing what appeared to be sediment into the water. It was again causing the filtration system to get clogged with it which caused a loss in water pressure. The only workaround for it was to run that bypass which gave us water pressure like normal since it wasn't obstructed. Anyhow, they moved the water bladder out of the well house and next to the well head itself. They said that because the well head and pressure switch were like 30' from the bladder, it was causing pressure regulation issues or something that caused the motor to turn on/off rapidly. They think that was causing the well to stir up sediment which was getting sent through the plumbing.

Anyhow, long story short, the bladder is now relocated next to the well head itself, and that rapid turning on/off has stopped. They think this will solve the issue. If not, we may need to have the well pump raised inside the well. The well is only like 80' deep, something about a shallow bore well. They also swapped to a 60psi switch. We had a 50psi before.

I dont know anything about these things, so going with the flow on it, but hopefully this solves the problem and we can move on. All this for a well that is gonna be capped and relocated when we build lol.

Plumber went back to the house yesterday to check on things. Appears as though the issue with the water is solved. I'll confirm when we go up for the summer.

Dock updates: all decking upper and lower is done. Looks like they have to do the railing on the second floor and the pier. Add the lift, electrical, and we should be up and running.

Boat is still at the marina waiting. Good thing we didn't register the engine yet, because Yamaha just did their extended warranty promotion until 5/31.. so we get 5yrs warranty on the engine now instead of 3. Glad we waited!

Lake levels are still about 4' lower than they should be for this time of year. Not a huge issue on our property since we are on deep water, but the shallow entry area is wayyyyy low. And now the shoals are showing up along the lake which obviously causes an issue for boaters.
