55mph with light fuel and one occupant. Loaded down probably mid 40s WOT. Will cruise with ease at 28-32mph with nice fuel burn and low RPM.

That is crazy fast in a patio boat. I have a ski nautique, it will top out at 50 mph and is a much smaller platform.

I've always been of the mindset it's a good idea to have power than wish you had it. My last ocean boat ran 64mph in 2-3' seas no problem. Was fun skipping and barking the motors across the tops of the waves. I miss that boat, but we just didn't use it as much as we intended when we built it.

The heat. I never notice the sunrise because I usually wake up early. The sun in the summer is brutal. Being from South Florida, you're more accustomed to the heat

yea mostly dont notice it cause if its hot at sunrise, its probably hot before the sun even comes up

Yeah but the master bath has a private 5hitter room with a door that closes. That's a marriage saver right there.

Funny thing is my wife wanted completely separate master toilets. But due to some limitations we opted for this for now. The master shower where it goes against the tub is supposed to be a walk-behind wall with openings on each side of the tub. Not sure why they put glass there. I'm okay with a half wall and the rest glass, but I dont like the wall all glass.
The kitchen is bothering me, but I know it's just a rendering and the cabinets aren't accurate, nor is the size of the fridge etc. It's not a cooktop, it's an entire 48" range, and there are no double ovens in the scullery. Just a fridge, sink, and dishwasher amongst storage etc.
Laundry room felt closed in for me, which is weird because it's 11' wide x 18' long on the plans.
I am sure its just because its CAD.. I should stop being such a harsh critic.

My only comment is the amount of steps going from the garage to inside the house. I'm only noticing because I was asked how many steps I want. I said one, meaning pad, then step up into the house. Now I'm wondering if they thought I meant a step, then another step.

Keep in mind I needed taller ceilings in the garage. Our ceilings are 12' tall there, so the step into the house I think was necessary? We have at least one lift going in for the (insert two random exotic car names here).

Maybe I made a mistake. I thought there were like 3 steps. I was watching while on the phone so I def could've.
I assume your ceilings are 10 plus in the main living, so that would only leave 2' to get your 12. I believe all garages have to have at least one step per code, that's 8" if I'm thinking correctly. They can also bump your ceiling height with your truss package.
Nothing wrong with the steps, it just takes up space

( kitchen )……. CAD of cabinets are probably a guess. Get exact measurements of appliances. THEN cabinets are sized to fit like a Lego set. Configure location of GFI outlets…. above backsplash…… or installed through backsplash if it’s high design.
( wall-hung cabinets about 17 1/2 inches above counter top.)
( fridge )….. I HATE friges that stick out too far….. >> what’s on the back side of fridge location…. maybe in-set the wall for fridge to be more flush…... ( also, consider the swing of fridge door )
Wood floor cabinets….. Be sure to have bottom to floor cabinet surfaces to be primed with an oil base primer ! ( moisture on floors, maybe due to mopping, etc )

Fridge is 36” counter depth as well as the freezer. They are about 6’ apart from one another. The CAD doesn’t allow for them to be counter depth, but they are. There’s 4’ of walkway in front of them as well. Plenty of room to open and navigate. The fridge/freezer combo in the scullery is also counter depth. But the CAD doesn’t allow for it.
We are actually thinking of doing LVP flooring throughout the living area due to the dogs and foot traffic from the lake. It’s so much easier to maintain and you’d have no clue you were standing on it. At least the stuff we saw appeared so.

The garage is almost 1900sqft. I can deal with an extra step lol.
